Indoor Air Quality After a Hurricane: What Central Florida Homeowners Need to Know

When a hurricane or major tropical system passes through Central Florida, most homeowners are focused on visible damage — roof shingles, downed trees, flooded yards. But inside the house, a different kind of damage is quietly taking hold: moisture infiltration that creates the perfect conditions for mold growth, contaminated air from flooded areas, and compromised ductwork that can spread pollutants throughout your home for months afterward.

Central Florida’s climate makes this worse than you might expect. High ambient humidity means moisture that enters your home during a storm has nowhere to go — and mold can begin developing within 24–48 hours of water infiltration.

How Storms Compromise Your Indoor Air

During a major storm, water finds its way in through damaged roofs, failing window seals, doors, and structural gaps. Even small amounts of water intrusion — a slow roof leak, a flooded garage that connects to living space — introduce significant moisture into wall cavities, attic insulation, and ductwork.

Once your HVAC system starts running again, it circulates air through every room including areas with hidden moisture. If water-soaked insulation or building materials are present, the system essentially becomes a delivery mechanism for mold spores, dust, and other particulates. Homeowners often notice a musty smell from vents within weeks of a storm — that’s a sign mold has established itself somewhere in the system.

Check Your Ductwork First

Flexible ductwork — the most common type in Central Florida homes — is particularly vulnerable. After a storm, inspect any accessible ductwork for visible water marks, sagging sections, or separated joints. Flex duct that has been soaked is difficult to dry properly; in most cases, water-damaged flex duct sections need to be replaced rather than dried.

If your attic sustained water intrusion, have the ductwork professionally inspected even if it looks intact. The insulation wrapping flex duct holds moisture long after the exterior appears dry.

Watch for These Warning Signs in the Weeks After a Storm

  • Musty or earthy smell from supply vents when the AC runs
  • Visible moisture on walls, ceilings, or around vent registers
  • Increased allergy or respiratory symptoms that worsen when the AC is running
  • Black or grey discoloration around vent covers or on walls near registers
  • A smell of mildew that wasn’t present before the storm

Any of these signs warrant a professional inspection. Mold inside ductwork is not something that can be addressed with a can of spray and a cloth — it requires professional remediation.

Air Purification and Filtration After a Storm

In the weeks following storm damage, running higher-efficiency air filters (MERV 11–13) can help capture the increased particulate load in your home’s air. If you have a UV air purification system installed in your air handler, make sure it’s operating — UV systems are effective at killing mold spores and bacteria in the airstream.

Consider running a standalone HEPA air purifier in primary living spaces while any remediation work is being done on the home. This won’t solve duct contamination, but it significantly reduces the particulate load in the rooms where your family spends the most time.

Professional Duct Cleaning After Major Water Events

For homes that sustained significant water intrusion, professional duct cleaning after a storm is not optional maintenance — it’s necessary remediation. This is different from routine cleaning: technicians need to inspect, sanitize, and verify that mold has not established in the ductwork before the system returns to normal operation.
