Hurricane Damage and Your HVAC System: A Recovery Guide for Central Florida Homeowners

Central Florida sits squarely in Florida’s hurricane zone. Whether it’s a major storm making a direct hit or a tropical system dumping 10+ inches of rain and 60 mph gusts, the aftermath often includes HVAC damage that homeowners don’t know how to assess — or that they rush to fix before it’s safe.

Do Not Turn On Your AC Immediately After the Storm

This is the most important rule: resist the urge to flip the AC on the moment power is restored. If your outdoor unit sustained any water intrusion, debris impact, or flood exposure, running the system can cause catastrophic damage to the compressor. Compressors run on motor oil — if water has gotten in, that oil is compromised and running the unit will destroy it within minutes.

Wait until a qualified technician has inspected the outdoor unit, checked for water intrusion, and confirmed it’s safe to operate. This one step can save you from a $2,000–$4,000 compressor replacement.

Inspect the Outdoor Unit Before Anything Else

Once it’s safe to go outside, do a visual inspection of your condenser unit:

  • Check for visible debris — branches, roofing material, insulation — lodged in or around the unit
  • Look for bent or crushed condenser fins on the sides of the unit
  • Check if the unit shifted or tilted on its pad (this can cause refrigerant line stress)
  • Look for standing water at the base of the unit or signs of flood water reaching the electrical components
  • Inspect the disconnect box for water damage or debris

Do not attempt to clean debris out of a condenser unit yourself — the fins are sharp and the capacitor can hold a lethal charge even when power is disconnected.

Check Your Indoor Air Handler and Ductwork

Storm events — especially those with significant rain — can allow water into your attic or crawl space. If water infiltrated your attic, your air handler (typically located in the attic in Florida homes) may have been exposed. Check the air handler cabinet for water marks or standing water. Check the ductwork for visible gaps, collapsed sections, or water-soaked insulation.

Wet duct insulation needs to dry out completely — or be replaced — before you run the system. Running air through water-soaked ductwork accelerates mold growth dramatically.

Assess for Storm-Driven Refrigerant Line Damage

High winds can cause debris to strike refrigerant lines where they connect to the outdoor unit. Look for oil stains or discoloration along the copper refrigerant lines — this can indicate a refrigerant leak. Bent or crimped lines are also visible signs of impact. A refrigerant leak requires professional repair before the system can operate.

Check Your Thermostat and Electrical Components

Power surges are common during and after storms. Even if your system appears physically undamaged, the thermostat, control board, capacitor, or contactor may have been damaged by voltage spikes. If the system won’t start after power is restored and the unit looks physically intact, the issue may be electrical. A technician can quickly diagnose these components.

After Clearance: Run the System and Monitor It

Once a technician has cleared your system for operation, run it and pay close attention for the first few hours. Listen for unusual sounds, check that cool air is coming from all vents, and monitor your thermostat to confirm it’s reaching your set temperature. If anything seems off, shut it down and call for a follow-up inspection.
