Spring HVAC Maintenance Checklist for Central Florida Homeowners

If you live in Central Florida, you know how quickly the seasons transition. March might bring pleasant 75°F afternoons, but by mid-May you’re running the AC around the clock. That narrow window between winter and full-on Florida summer is the best time to perform preventative maintenance on your HVAC system — before you’re relying on it for 10 hours a day.

Use this checklist to make sure your system is ready for the season.

DIY Tasks You Can Handle Yourself

Replace or clean your air filter. This should be done every 30–90 days depending on your system and living conditions. In spring, before the heavy-use season begins, put in a fresh filter. If you have pets, allergies, or live in an area with construction nearby, lean toward 30-day replacements.

Clear debris from around the outdoor unit. Central Florida winters leave behind leaves, pine needles, and plant growth. Clear everything within two feet of your condenser unit. Trim back any vegetation that has grown close to the unit over winter. The unit needs clear airflow on all sides to operate efficiently.

Inspect accessible ductwork. Walk through your home and check any visible ductwork — in closets, attics with pull-down stairs, or in garages. Look for sections that have separated, duct tape that has failed, or flex duct that has collapsed. Even small leaks in ductwork can reduce efficiency by 20–30%.

Test your thermostat. Switch to cooling mode, set it 5 degrees below room temperature, and verify the system kicks on promptly. Check that the air coming from your vents is actually cold (not just moving). If you have a smart thermostat, review your scheduling and update it for longer runtime hours starting in late April.

Check your condensate drain line. The small PVC pipe that drains condensate from your air handler typically exits outside near the foundation. Make sure it’s not blocked by dirt, algae, or debris. A blocked condensate line causes the drain pan to overflow, resulting in water damage to ceilings or floors. Flush it with a cup of white vinegar every spring.

Professional Maintenance Tasks (Schedule These)

Refrigerant level check and coil inspection. A technician should measure refrigerant pressure and inspect both the evaporator coil (indoor) and condenser coil (outdoor) for dirt buildup or damage. Dirty coils drastically reduce efficiency — and dirty coils are the norm in Central Florida’s pollen-heavy spring environment.

Electrical connections and capacitor check. Capacitors are among the most common components to fail right at the start of summer, often because they were already weakened going into the off-season. A technician can test capacitor health and replace it proactively — preventing the more dramatic “total shutdown on the hottest day of the year” scenario.

Blower motor and fan inspection. The blower moves air through your home. A motor that’s developing bearing wear or a fan that’s out of balance will reduce airflow and efficiency, and will fail eventually. Catching it in spring beats dealing with it in July.

Overall system efficiency assessment. A trained technician will assess the system’s overall performance — checking temperature differential, static pressure, and electrical draw — to identify whether the system is working as it should or showing signs of developing problems.
